Booking Terms and Conditions

 Booking form: Please read carefully. All bookings must be in writing and accompanied by the relevant payment. Please sign and return one copy of these conditions, keeping one copy for your own records.

1.  We will not be liable for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected with the letting or resulting from any other cause whatsoever.  We advise you to arrange your own insurance to cover yourselves and your personal belongings whilst staying at the property.

 2.  A deposit in the sum of £100 will be due upon booking. This will be treated as a holding deposit initially, to secure your booking. The full price of your holiday will be payable eight weeks prior to your stay. The initial £100 deposit will then be treated as a damage/ security deposit. This will be returned at the end of your stay provided the house is left in good order.

3.  If you cancel your booking, you will forfeit your deposit money. If cancelled within eight weeks of your intended stay, you will forfeit your deposit money plus the owner also reserves the right to retain the balance of the rental (should it not be possible to re-let the property for this period).

 4.  The number of people occupying the property may not exceed the number on the booking form, maximum of four. There are one double and two single beds in the cottage.

5.  The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and to make good (or to arrange with us to make good) any damage, breakage, or loss that may occur during the period of letting.

 6.  Unless otherwise stated, the rental of the property includes, rates, and insurance of the property. The property is equipped with crockery, cutlery, and kitchen equipment. Quilts and pillows are provided, but you are required to bring your own sheets, quilt covers, pillowcases, towels and tea towels. Please ensure that you bring two pillow cases per person.

 7.  You are able to enter the cottage from 4pm on the first day, and must vacate by 12 noon on the last day of your stay. The time lapse is to enable the property to be inspected in between lets to ensure everything is clean and in good order.

8. As is usual with such cottages, the stairs are quite steep. If you are in doubt in any way, please speak to the owners who will be pleased to advise further.

 9. Well behaved pets are welcome. Please ensure that you bring your own bedding for your pet. However, please DO NOT allow your pet to jump on, or sleep on the furniture, or go in the bedrooms. Our next guests may not be pet lovers! Pets are charged at £20 per pet per booking.

 10. Tenants are asked to leave the property clean and tidy and to ensure that they take all belongings with them. We rely upon the goodwill of our guests whose co-operation we greatly appreciate. The property is checked between guests for damage, loss and condition.   Should the property be left in a poor condition, requiring more intensive cleaning, this will be charged at £10 per hour and deducted from the security deposit. Cleaning materials are provided. There are two vacuum cleaners, one in the walk in wardrobe upstairs, and one in the under stairs cupboard downstairs. Additional cleaning materials can be found in cupboard under the kitchen sink.

 11. A travel cot and high chair are available upon request. If you use them, it is your responsibility to ensure that they are left clean, and are put away properly after use. If this is not complied with, we reserve the right to retain part of your security deposit. The cot is kept in the walk in wardrobe upstairs and needs to be taken down and put back in its case/ bag after use.

12. Important. The heating must be turned off at the end of your stay. The cottage may be empty after your visit. Failure to do this, will result in an appropriate deduction to your security deposit

13. A new oven, hob, sink and worktops have been fitted in the kitchen recently. Please use the chopping board provided in order to protect the worktops and ensure that the oven and hob are left in a clean condition. This is your responsibility. An appropriate deduction will be made from your deposit should the oven need further cleaning or damage be found to the worktops at the conclusion of your stay.

13.The tenants agree not to smoke, nor to allow smoking, inside the cottage at any time.  If this is not strictly adhered to it will lead to the loss of your deposit. If you smoke in the courtyard, please dispose of your cigarettes properly.

14.The security deposit will be returned to the tenant within 14 days of the return of the keys to the owner, less any deductions in accordance with the conditions listed above.

15.The acceptance of the property from the owner will be deemed an acceptance of these terms and conditions. 

 

PLEASE NOTE: All bookings are subject to the conditions attached and must be accompanied by the appropriate deposit. Should the booking be made within eight weeks of the commencement of the let,  the total rental should be enclosed, plus the £100 security deposit.
